Assisted Living Costs in Northern Colorado: 2026 Price & Fee Guide

If you’ve started researching assisted living for yourself or a loved one in Northern Colorado, you’ve probably asked one of the first questions nearly every family asks:

How much is this actually going to cost?

Unfortunately, getting a straightforward answer isn’t always easy.

Search online and you may see one website giving one monthly estimate while another gives a considerably higher number. Then you start looking at individual senior living communities and see prices advertised as “starting at” a certain amount.

Here’s the important part: The advertised starting price is not necessarily what you will actually pay each month.

The final cost of assisted living can depend on the apartment you choose, your loved one’s care needs, medication assistance, whether a spouse will also be living in the apartment, pets, and a variety of other charges.

For families looking at assisted living in Fort Collins, Loveland, Windsor, Greeley and throughout Northern Colorado, understanding these additional costs before you start touring can save a tremendous amount of time and frustration.

How Much Does Assisted Living Cost in Northern Colorado?

There isn’t one perfect number. Published estimates for assisted living in Northern Colorado can vary considerably depending on the source and what is actually being measured.

Why are the numbers so different? One major reason is that some sources and communities are showing starting rental rates, while other estimates attempt to reflect more of the overall cost of assisted living. Those are not necessarily the same thing.

Base Rent Is Only the Beginning

When a community tells you that an apartment starts at a certain monthly price, one of your next questions should be: “What exactly does that price include?”

Base rent will often include the apartment along with services such as meals, housekeeping, activities and certain community amenities. But assisted living is different from renting a traditional apartment. The resident is also receiving care, and depending on the community, that care may be priced separately.

Care Fees Can Make a Big Difference

Many assisted living communities complete an assessment before a resident moves in. The assessment helps determine how much assistance that person needs with activities such as:

  • Bathing
  • Dressing
  • Grooming
  • Toileting
  • Transferring
  • Mobility
  • Medication management
  • Escorts to meals or activities
  • Incontinence care

Some communities group these services into different levels of care. Others use a point system or charge for individual services. A resident who is largely independent may pay close to the base rate, while someone who needs assistance several times throughout the day may pay considerably more.

That means two people living in very similar apartments in the same assisted living community could have very different monthly bills.

Additional Assisted Living Fees Families Should Ask About

Care charges aren’t the only additional expense. Depending on the community, families may encounter other recurring or one-time fees.

Second-Person Fees

If a couple moves into assisted living together, the apartment price doesn’t necessarily cover both people. A community may charge an additional monthly second-person fee. If both spouses need care, each person’s care needs may also be assessed separately.

Medication Management

Medication assistance may be included in a care package or charged separately depending on the community and the complexity of the resident’s medications.

Pet Fees

Many Northern Colorado senior living communities are pet-friendly, which can be wonderful for someone who doesn’t want to leave a beloved dog or cat behind. But ask whether there is a pet deposit, monthly pet rent or another pet-related charge.

Community or Move-In Fees

Some communities charge a one-time community fee when a resident moves in. Ask about this early because it can add a significant upfront expense to the move.

Apartment Upgrades

A studio, one-bedroom and two-bedroom apartment will usually have different prices. Location within the community may sometimes affect pricing as well.

Transportation and Personal Services

Scheduled community transportation may be included, while private transportation or trips outside normal routes may carry additional charges. Salon services, guest meals, special outings and other optional services may also be billed separately.

The important thing isn’t whether a community charges these fees. The important thing is knowing about them before you make your decision.

Before you compare assisted living prices, ask for the TOTAL monthly cost—not just the base rent.

Ask the community to show you the estimated monthly cost based on your loved one’s current care needs, plus recurring fees and one-time move-in costs.

Ask for the Real Monthly Number

When comparing assisted living communities, don’t simply ask: “How much is your assisted living?”

Instead, ask: “Based on my loved one’s current needs, what would our estimated total monthly bill be?”

Then ask the community to break it down. You want to understand:

Base apartment rent + estimated care costs + recurring additional fees = estimated real monthly cost.

Also ask about one-time move-in costs and how often rates typically increase. That gives you a much better number to use when comparing communities.

Establish Your Budget Before You Start Touring

This is an area where I believe families can save themselves a tremendous amount of time.

It is easy to begin touring communities based on beautiful photos, amenities or recommendations without first determining what your family can realistically afford.

Imagine touring a community, loving the apartment, meeting the staff, picturing Mom or Dad living there—and then discovering that the actual monthly cost after care fees is significantly outside your budget. That’s frustrating for everyone.

A better approach is to establish a realistic budget before narrowing down your community choices. That budget should take into account not only today’s care needs, but also what could happen financially if those needs increase.

Working With a Senior Living Professional Can Make the Search Easier

This is one of the reasons I created NOCO Senior Living Insider. Families shouldn’t have to figure all of this out on their own.

When I work with a family, one of the first things we can do is talk honestly about budget, care needs, preferred location and the type of environment that would be the best fit. From there, we can focus on communities that make sense for your situation.

Instead of touring six or eight communities and discovering later that several don’t fit your budget or care needs, we can narrow the search and spend your time looking at the options that are actually worth considering.

I can also help you understand the questions to ask when you’re sitting down with a senior living sales counselor so you aren’t simply comparing advertised starting prices.

And importantly, there is no additional fee to your family for my senior living guidance. When applicable, I am compensated by participating senior living communities rather than charging families for my assistance.

My goal is to help you make a more informed decision while saving you time and making an already emotional process a little easier to navigate.

Don’t Choose Assisted Living Based on Price Alone

Budget matters. A lot. But the cheapest community isn’t automatically the best choice, and the most expensive community isn’t automatically the best either.

The goal is to find the right combination of care + environment + location + lifestyle + budget.

A community that costs slightly more but includes services another community charges separately for could ultimately be the better value. Likewise, a smaller residential assisted living home may be a wonderful fit for one person, while someone else may thrive in a larger community with extensive activities and amenities.

Questions to Ask About Assisted Living Pricing

  1. What is the base monthly rent?
  2. What does the base rent include?
  3. How are care fees calculated?
  4. Can you estimate the care level my loved one would need today?
  5. What would that care level add to the monthly bill?
  6. Is medication management included?
  7. Is there a second-person fee?
  8. Are there pet fees?
  9. Is there a community or move-in fee?
  10. Are transportation services included?
  11. What other recurring fees should we expect?
  12. How often do rental rates typically increase?
  13. How often are care needs reassessed?
  14. What happens to the monthly price if care needs increase?
  15. Based on everything we’ve discussed, what should we realistically expect our total monthly bill to be?

What If Assisted Living Seems Too Expensive?

Don’t immediately assume you don’t have options. Families fund senior living in many different ways depending on their circumstances. That may include retirement income, savings, proceeds from selling a home, long-term care insurance, and certain veterans benefits.

Medicare generally does not pay for long-term custodial assisted living, and Medicaid eligibility and coverage are more complicated and depend on the individual and the setting. If finances are a major concern, it is worth understanding the options before ruling assisted living out completely.

The Bottom Line

So, what does assisted living really cost in Northern Colorado in 2026?

The most accurate answer is: It depends on much more than the advertised rent.

The apartment price is only one part of the equation. Care needs, medication assistance, second-person fees, pets, community fees and other services can all affect what a family ultimately pays.

That’s why I encourage families to establish a realistic budget first, understand the complete pricing structure and then compare communities.

You don’t need to tour every assisted living community in Northern Colorado. You need to find the communities that are the right fit for your loved one’s needs and your family’s budget.
